Speedwall‘s first project was a 12-storey mass timber residence at the British Columbia Institute of Technology (BCIT). The structure required rapid enclosure to protect the frame from weather exposure, a challenge ideally suited to Speedwall’s prefabricated system.

Speedwall modules are completely self-framed, sealed, and insulated in Flynn’s manufacturing facility, with all windows, doors, and exterior cladding pre-installed. This allows for a game-changing reduction in installation time and complexity.

The BCIT Tall Timber Student Housing project will provide 470 students with affordable on-campus housing.

The residence is configured as two rectangular wings above a below-grade basement, with a highly efficient modular layout of stacked suites. It was designed to meet BC Energy Step Code 4, the province’s highest energy-efficiency standard at the time, and the building has also achieved CaGBC Net Zero certification. The project delivered exceptional performance, achieving an airtightness of 0.39 L/s/m² @ 75 Pa, surpassing Passive House requirements.
